There’s nothing wrong with the tourist version of 30A. But is the local version better? Let’s find out.
QUIET NATURE SPOTS
Deer Lake State Park

‘Hey guys, I’m over here’ may be heard from Deer Lake. It’s just a few miles east of the popular Grayton Beach, which gets most of the attention. Follow the long and winding boardwalk through the dunes. Same water, fewer people. Always gorgeous.
Eden Gardens State Park

Totally old-school. Check out the old antebellum mansion sitting under live oaks dripping with Spanish moss. It doesn’t get the attention it deserves, which means you can actually enjoy it. Great for slow mornings.
Camp Creek Lake

This is a quieter dune lake. Perfect for kayaking, fishing, birdwatching, or simply enjoying the peaceful waters. Just sit on the bank and watch a great blue heron do absolutely nothing for 20 minutes. You’ll feel better for it.
Alligator Lake

Herons, the occasional osprey, and yes, alligators. It’s a little wilder here, in the best way. The forest around it stays cool and still. It genuinely feels like a different place. Worth the detour.
THE “YOU DIDN’T HEAR IT FROM US” BEACH ACCESSES
Montgomery Street

It’s easy to miss the smaller, neighborhood accesses in Seagrove. That’s a good thing. It’s usually calm early and late (before 9 AM, after 5) with none of the usual beach-day chaos.
Dogwood-Thyme Beach Access

A true “good luck finding it” kind of spot, this one is hiding between two beach homes. The quiet little path stays peaceful thanks to its narrow walkover and barely-there parking.
Walton Dunes Access

With a little less towel-to-towel competition at the end of Beachfront Trail, this access usually has a little more breathing room. The beach day starts slow here. And ends that way.
Pelayo Access

The nice little trick going for it? No car parking means no big crowds. Across from Hidden Beach Villas, Pelayo includes a scenic dune walkover, a few spots to sit and take in the view, and bike parking for cruisers rolling through.
Behind Goatfeathers

Small. Easy-to-miss. This side-street access point is behind the infamous seafood market in Blue Mountain Beach, complete with a boardwalk and just enough hidden energy to make it fun to find.
Seagrove’s Eastern Lake

This spot gives you two good things at once: the Gulf and a coastal dune lake. This Eastern Lake outfall offers a totally cool beach experience. It’s a serene spot, ideal for kayaking or paddleboarding without the usual beach crowds.
Dune Allen Beach

Luckily for you, Dune Allen Beach, on the western end of 30A, is often overlooked in favor of more popular spots. Its hidden access points, such as the one off of Fort Panic Road, lead to another perfect place on the sand.
OFF THE BEATEN PATHS & HIDDEN TRAILS
Eastern Lake Trail

Come get some solitude. This hidden loop around Eastern Lake feels a whole lot farther away than 30A. The quiet trails, tall pines, and cypress swamps give you the kind of silence you forgot existed.
Topsail Hill Preserve State Park

Skip the busy areas for the quieter back trails. Always magical. Wander through old-growth longleaf pine forests and along glassy dune lakes, and then, there it is: The beach. The views. And one of the least-touched coastlines in Florida.
Timpoochee Trail’s Offshoot Paths

The Timpoochee Trail gets the headlines. But few know that the real fun starts when you leave the main trail. Hidden paths near Grayton Beach State Park lead to tucked-away beaches, shady forests, and dune lakes most people roll right past.
UNIQUE EXPERIENCES YOU DON’T KNOW ABOUT?
Paddleboard Yoga

For classes right on the water, including a sunset happy hour paddle, 30A Paddleboard Yoga has private lessons, retreats, and serious fun floating on the flat Gulf water while the sun goes sideways. Totally worth it.
eFoils

Electric hydrofoil boards are basically the closest thing to flying without leaving the water. No waves or a noisy motor, just lift. Several outfitters along 30A now rent them and offer lessons. First attempt: humbling. Fifth attempt: addictive.
Artificial Reef Snorkeling

To most, 30A isn’t a snorkeling destination. That’s why these reefs, just offshore, are basically all yours. They’ve been colonized by an impressive amount of Gulf marine life. Get the GPS coordinates, maybe go with a guide the first time.
The Underwater Museum of Art

This one is hard to beat. It’s a permanent underwater sculpture museum, just off the coast of Grayton Beach. Snorkelers and divers can explore this unique gallery, which also serves as an artificial reef. First of its kind in the world. And it’s right here.
Dune Lake Kayaking, Canoeing & Paddleboarding

Dune lakes are calm, glassy, and completely different from open-water paddling. Try it. Gliding along on a sheet of glass, well, you may never paddle on the Gulf again.
Airboat Tours
Loud, fast, and worth it. Rip through the backwaters around 30A, spot wildlife along the Intracoastal, and keep your eyes peeled for anything that has scales. Not subtle, but definitely memorable.
Guided Eco-Adventures
A good guide knows, and will make the whole landscape make sense. They’ll tell you which birds you’re seeing, why the dune lakes exist, and where the wildlife tends to show up. And, yes, they know where to find the gators. Book a guide at least once.

EAT AND DRINK LIKE A REGULAR
Farm & Fire – Alys Beach
Wood-fired pizza in one of the most architecturally striking communities on the Gulf Coast. The pizza is excellent. The setting is beautiful. Go at sunset if you can get a table, Alys Beach goes amber in the evening light. Wow.
North Beach Social – Inlet Beach
Perhaps not hidden, locals love this place. Strong drinks, good food, live music, and zero interest in being overly fancy. Which is exactly why people love it.
Basmati’s Asian Cuisine – Blue Mountain Beach
Intimate, low-key, and a little tucked away, which makes it feel like a find. The covered porch overlooking Draper Lake, ideal for a quiet dinner. This longtime local favorite has some seriously good Asian-inspired seafood. Super cozy, and worth slowing down for.
Idyll Hound Proper – Santa Rosa Beach
It still feels genuinely local and unfussy. This cozy gastropub with craft beer from Idyll Hound Brewing has solid food, TVs, murals, and a laid-back room that doesn’t take itself too seriously. The Nashville Hot Chicken Sandwich is the move. Yum.
Chanticleer Eatery – Grayton Beach
Easy to miss. Easy to love. This laid-back little spot has sandwiches, salads, baked goods, and the kind of regulars who probably don’t want us talking about it this much.
THE “HARD TO FIND” SPOT (A TRUE LOCAL SECRET)
Crabby Steve’s
Legendary. It’s the kind of place you hear about, not necessarily the kind of place you stumble into by accident. It’s right on the water, and getting there requires a stroll on the beach. Confused? That’s half the fun. Ask around once you’re in Seacrest, locals are usually happy to point the way.
LITTLE-KNOWN FACTS ABOUT 30A
- The sand squeaks here. It’s made from nearly pure quartz that drifted down from the Appalachian Mountains over thousands of years. That’s why it squeaks underfoot and stays cooler than regular sand. Great for naps.
- No skyscrapers, just views. Since 2006, 30A has had height restrictions in place to preserve its low-rise, community feel, so no building is over 4 stories.
- Seaside changed beach towns forever. Seaside ‘invented’ New Urbanism, becoming the first fully planned beach community in America. Designed as a walkable, human-scaled alternative to sprawl, it also inspired Alys Beach and Rosemary Beach, among others.
- Yep, The Truman Show was filmed here. Jim Carrey’s 1998 film used Seaside as the fictional town of Seahaven, which may explain why walking around sometimes feels a bit cinematic: check out Modica Market.
THE LOCAL VIBE. BUT WHEN?
Shoulder Seasons: April, May, September, or October are the sweet spots. The weather is good, without the peak summer tourist rush.
Early Mornings: If you want shelling and quiet beach time, go early. All the beaches shine all shine before the day gets busy.
HIDDEN STAYS (OVERSEE PICKS)
A lakefront beauty with real personality. Paddle to the beach, it’s a blast. This home on a dune lake is surrounded by live oaks, so if privacy and lots of character interest you, welcome. This is no cookie-cutter rental.
Relaxation Station – WaterColor
The name says it all. A spot designed for actually slowing down, with a feel that keeps you from rushing anywhere. Ideal if the whole point of your trip is to decompress.
Many of our gorgeous homes sit just off the beaten path, close to everything, but far enough away to feel peaceful. Browse the full Oversee 30A collection.
HOW TO LIVE LIKE A LOCAL
Go early or late. The best beach hours are before 10 AM and after 4 PM. The water is just as good, the parking is easier, and the light is better for photos.
Bike instead of drive. Once you’re here, the car can stay parked. The Timpoochee Trail connects most communities, and a bike unlocks the whole glorious thing. Grab a cruiser rental on day one and don’t look back.
Explore beyond the main towns. Seaside and Rosemary Beach are great. They’re also the most crowded. Go west, toward Dune Allen and Blue Mountain Beach, or east toward Inlet Beach. Same beautiful coastline with a fraction of the foot traffic.
Keep plans flexible. The best 30A days often start without a plan. Follow a boardwalk that looks interesting or take the longer route back. That’s when you actually find the good stuff.
Ready to plan?
There’s the 30A everyone posts about. And then there’s this version. The one with quiet dune lakes, a hidden beach access or two, and a paddleboard yoga class at sunset.
Find a home base that’s close to all of it. Our wide range of gorgeous homes are cozy, comfy, and clean.
