We hear this all the time: WaterColor, yes, but where in WaterColor?
The name itself paints a pretty picture of beautiful dune lakes, stunning pools, and posh beach clubs. And that beach!
But the thing most people don’t realize right away? The Beach Club is primarily flip-flops-and-lunch territory, with easy walks to the sand. The Crossing? Bikes, golf carts, and quiet mornings. Same community, completely different pace.
The right choice depends on your group, your daily routine, and honestly, how much you plan to use a golf cart (zoom!). This guide breaks it all down.
WHAT MAKES WATERCOLOR DIFFERENT
WaterColor was planned, which makes it even more incredible, with all those awesome amenities blending into the natural landscapes.
Those pools! Plus the Beach Club, Camp WaterColor, Western Lake, walking and biking trails, and enough going on that you could spend a full week here and never need your car. Phew.
The catch is that these goodies aren’t equally accessible from every home. Proximity matters. So does knowing which district fits your travel style before you book.
THE MAIN AREAS OF WATERCOLOR
Camp WaterColor District

Do things get loud here? Absolutely. Camp WaterColor is known for its family-friendly energy and pool complex that keeps kids (and adults) happily occupied for hours.
Waterslides, splash zones, and multiple pools! Kids are still in the lazy river at 5pm, while the adults have long since claimed the lounge chairs around noon, and aren’t moving.
Homes here tend to be larger, which makes this area a natural fit for big groups or multi-family trips.
Homes to know:
- Pelican & Palm is a standout in this district. Six bedrooms, a golf cart, bikes, and direct access to Camp WaterColor. It’s the kind of home where you unload once, and that’s it.

- Safe Harbor is another strong option for families who want a solid balance of space, pool access, and Beach Club proximity without being overwhelmed by size.

Good fit for: Larger groups, multi-generational trips, guests who want resort-style amenities. If your vacation involves kids with energy to burn and adults who want room to spread their wings, this is your district.
Park / Beach Club Area (Central WaterColor)
This is the easy button.
Get up close to the heart of WaterColor, the Beach Club, and the sugar-white sand. Flip-flop to restaurants and shops. Don’t spend another minute thinking about transportation.
- You Are My Sunshine sits in this sweet spot. Just a short walk to the beach and Beach Club, access to multiple pools, great for spontaneous trips to the water, genuinely effortless. No golf cart required, though it doesn’t hurt.

Best for? Your ideal day involves morning coffee, a short walk to the sand, and lunch at the Beach Club. Boom.
WaterColor Crossing District
The Crossing has a more residential, low-key feel. Less foot traffic, more privacy, and proximity to the Dragonfly Pool, one of WaterColor’s more peaceful spots.
It’s not remote, but you can go a full morning without running into another tourist, which, in a community this popular, is saying something.
- Summersweet Cottage is a great example of what this district does well: private beach access, pool proximity, a golf cart included, and a pace that actually lets you slow down. Great fit for a family that wants to be in WaterColor without being in the thick of it.

For whom? Perfect for couples, smaller groups, or anyone who wants a quieter stay with solid amenity access, including a WaterColor experience at a more accessible price point
Carriage Houses and Smaller Stays
Not every WaterColor trip needs six bedrooms. Carriage houses and smaller rentals offer a simpler setup while still keeping full access to community amenities.
Imagine the Beach Club, the pools, the trails, all available from a cozy, well-equipped package.
- Sandy Oar is a good one to know. It’s a carriage house with Beach Club and pool access, smartly laid out and genuinely comfortable. For a trip focused more on the community than the home itself.

A great fit: Couples, small families, shorter stays.
WHAT TO ACTUALLY LOOK FOR WHEN BOOKING
Distance to the beach. It matters more than people think. Not every home is walkable, and that surprises people. Complimentary bikes and a golf cart help close the gap.
Amenities matter! Looking at Beach Club access? Camp WaterColor or Dragonfly Pool? Don’t assume it’s all included. It’s not.
Home size and layout. Bigger isn’t always better. A house that fits your group well will feel better than one that just looks impressive online.
Extra, extra. Bikes. Golf carts. Outdoor space with a shower, a firepit, a proper grill. Those are the things you actually use every day.
BOOKING TIPS WORTH KNOWING
Book early. WaterColor peak season inventory goes fast, and the best homes go first. If you’re eyeing summer, don’t wait until spring.
Match location to your daily routine. Think about what a typical day actually looks like… beach by 9am, pool in the afternoon, and dinner out? Map that routine against the district before you commit to a home.
Property the right size? A too-large home means you’re paying for bedrooms nobody sleeps in. A too-small one means someone’s uncomfortable. Get that part right and everything else is easier.
