Use this checklist to prepare for 2027 before peak season hits.

DON’T MAKE CHANGES WITHOUT A PLAN

Do you want higher revenue? Fewer empty weeks? Better rates with the same occupancy? Pick one. Without a goal, every update is a guess. And guesses are expensive.

• Which months missed expectations? And why?

• How does your home compare to similar properties in Rosemary Beach, WaterColor, or Alys Beach?

• Are you tracking gross revenue or what actually lands in your account?

YOUR PRICING FROM LAST YEAR IS ALREADY WRONG

30A demand shifts constantly. By season, school calendar, events, and how far out guests are booking. A rate that worked in October may be costing you bookings right now.

• Are rates adjusted for every season, break, and holiday?

• Are minimum-night requirements helping occupancy or creating gaps?

• Is someone adjusting based on booking pace, or is the calendar on autopilot?

READ YOUR LISTING LIKE A STRANGER WOULD

Vague or outdated copy creates hesitation. Hesitation is someone else’s booking confirmation.

Read it like you’ve never seen the property.

• How many guests, what configuration, and how do sleeping arrangements work?

• How close is the beach, and how do guests get there?

• Pool, bikes, golf cart, pets, parking: all answered fast and not buried?

LOOK AT YOUR PHOTOS HONESTLY

Guests decide in seconds. Great photos give them enough confidence to stop shopping and start booking.

• Does the first image stop the scroll?

• Do photos reflect the home as it exists today?

• Are amenities and outdoor areas clearly shown?

AMENITIES AND SEARCH FILTERS OPEN DOORS

In 2027, guests are building a trip. Pool afternoons, golf cart rides through Seaside, easy beach access, and a kitchen that can actually handle a family.

Amenities drive those decisions. They also drive search filters. Make sure the right ones are featured.

• Private pool or community pool access
• Beachfront and/or beach access
• Golf cart included, or available nearby?
• Beach gear: chairs, umbrellas, cart
• Beach chairs and umbrella service
• Pet-friendly policy, clearly stated
• Outdoor dining, grill, bikes, strong Wi-Fi
• Bikes!

WALK THROUGH IT BEFORE ANYONE ELSE DOES

A home that can look great in photos may still frustrate guests on arrival. Walk from the front door to the back deck and find the friction before they do.

• Are arrival instructions clear enough that no one needs to call?

• Is the Wi-Fi password visible and confirmed working?

• Enough hooks, hangers, and luggage space for a full house?

• Is the kitchen actually usable, or just staged?

• Enough towels? Outdoor areas clean and ready to use?

THE BEST REPAIRS HAPPEN BEFORE CHECK-IN

Every unaddressed issue is waiting for a Friday night of a holiday weekend. Find them first.

• HVAC, plumbing, appliances, doors, and locks

• Wi-Fi routers and smart home tech

• TVs and remotes, missing batteries count

• Outdoor furniture, grill, pool, golf cart

• Smoke and CO detectors, stairs, railings, decks

• Pest control, scheduled, not reactive

THIS IS WHERE REVIEWS ARE MADE 

Cleanliness is the most reviewed factor in vacation rentals. Not location. Not amenities.

Miss it and nothing else on this list matters.

• A detailed, room-by-room cleaning protocol

• High-touch surfaces covered: remotes, handles, switches

• Linen quality

• Bathrooms cleaned thoroughly, not just visually

• Supplies restocked between every stay

• A quality-control step after cleaning is done

FIX THE FIRST HOUR

Guests who arrive smoothly are already writing a five-star review in their head. The first hour sets the tone. Get the arrival experience right.

• Are instructions sent ahead of time, written for someone who’s never been there?

• Are door codes accurate?

• Is home comfortable on arrival, not 85 degrees?

• Are house rules communicated before they arrive, not buried in a binder?

• Is management contact visible from the moment they walk in?

The goal is simple: guests feel taken care of before they even pick a bedroom.

REVIEW YOUR REVIEWS FOR PATTERNS

One complaint is noise. The same complaint four times is a problem that needs fixing.

Pull your reviews and look for recurring themes: cleanliness, check-in, parking, Wi-Fi, kitchen, maintenance response, value. Fix the patterns.

And those things guests consistently love? Those belong in your listing copy.

STAY AHEAD OF THE RULES 

Rules change. Communities evolve. Compliance is part of running a rental, not an afterthought. Confirm annually with the right professionals:

• Local licensing and rental permit requirements

• Short-term rental tax obligations in Walton County

• HOA rules, occupancy limits, noise ordinances

• Pool safety, golf cart regulations, insurance

PLAN THE FULL CALENDAR, NOT JUST JULY

• Spring break. Highest demand on 30A, price accordingly

• Summer. Competitive, active rate management matters

• Fall. Real shoulder season opportunity if marketed for it

• Thanksgiving. Consistently strong, consistently underestimated

• Christmas and New Year’s. Premium rates, books early

• Winter. Snowbird and extended-stay potential

• Songwriters Festival and other events create a demand spike

• Slow weeks. Use them for maintenance and improvements

IS YOUR MARKETING WORKING?

Your home shouldn’t rely on a single booking source. Make sure it shows up where guests are actually searching.

• Is home listed on the right channels with consistent, optimized content?

• Are photos and descriptions consistent across platforms?

• Are amenities highlighted where guests can find them?

• Is there a direct booking option or property management site presence?

• Are past guests being invited back?

• Is home property supported by SEO, email, paid media, or social content?

ASK WHETHER YOUR MANAGEMENT PARTNER IS PERFORMING

This might be the most important item on the list. If you’re working with a property management company, now’s a fair time to ask whether it’s actually working.

• Is pricing actively managed, or set and forgotten?

• Are maintenance issues caught before guests notice?

• Are guest problems handled fast and professionally?

• Is the home being marketed, not just listed?

• Do you hear about problems proactively, or after the fact?
