The Florida Bed Tax is composed of the state sales tax, and a county rental tax. Your home will be listed under our certificate. We will collect and remit those taxes for you on a monthly basis.

Our homeowners can opt-in their house and donate stays as a tax write-off to families going through childhood cancer. This is organized by the 501(c)3 Lighthouse.

We want to provide a luxury service for a broader range of homes. This management rate lets us do that. We are very competitive for higher grossing homes at this rate, and we still manage lower grossing homes because of the monthly.
Every new property management company pushes boutique when they are small. If they get big, they push their budget, ability and presence. Why not give our homeowners and guests both? We do this by having small offices that will not manage more than 100 homes each, and each office within a few miles of your home. It is far more expensive to do it this way, over our competitors, which manage several hundred under one roof. But it’s one of the things that makes us different!
Each operations office has an Office Director. We’ve had one Office Director retire after being with the company for 9 years. The turnover is low. Each has their property management team with them, the team reviews your home and are up to date on your preferences and schedule.
We keep your property rental ready year-round, it’s what we do! But as peak season approaches, we look to ensure the completion of a formal inventory, a deep clean, and any exterior maintenance that may be needed such as pressure washing and landscaping.
At Oversee, we have no restrictions when it comes to homeowner usage. It’s your home, and you should be able to enjoy it!
We ask our homeowners to carry public liability coverage of a minimum of $1,000,000. Oversee will carry commercial general liability, automobile liability, umbrella liability, workers compensation and employer’s liability, and professional liability.

With our 3D Matterport walkthrough, HDR cameras, drone photography, and property walkthrough video, our in-house photography team will capture your home.

We have a 60-day or 30-day cancellation policy, depending on the home. It is important to honor that cancellation policy for our homeowners. If a guest cancels or no-shows, the booking will continue to be treated as a checked-in guest and the revenue will be treated as it normally would.
Reviews are a vital part of your home’s success. Positive reviews boost your ranking on platforms like VRBO and Airbnb, and makes your property more appealing to potential guests. We closely monitor and respond to every review. If a negative review comes through, we act quickly to address any concerns because we genuinely care about our guests’ experiences and recognize how it impacts future bookings.
Our regular-hour maintenance and emergency maintenance are treated the same! Our Property Managers and Maintenance Technicians are responsive and hands on. Minor maintenance is included and covers light bulbs, HVAC, batteries, and a few others. When specialists are needed, we use a curated group and have no upcharge.

We will provide an inventory sheet of preferred items and you are in charge of furnishing the home. After that, we do all of the heavy lifting starting with licensing and certifications.
