Wine Down by Oversee 30A | Perfect in Walton County Awards – Three-Time Diamond Winner – Best Rental Mgmt. 2026, 2025, 2024
Only steps from the community pools and only 300 yards to beach access, Wine Down is just off the quiet west end of 30A, in the Old Florida Cottages community, between Blue Mountain Beach and Gulf Place.
The Old Florida Cottages community is tucked away off a beach-end street, so the walk to the beach is easy and short, with no major roads to cross. Enjoy the large seasonally heated community pool and grilling area with covered pavilion and bathrooms.
Inside, the new flooring and coastal chic furnishings help make the open living and dining area adorable. The updated kitchen includes new countertops and appliances.
Upstairs, the primary bedroom, king, has its own private deck, as does the cute guest room, with a full-over-bunk, queen. A comfy sofa-sleeper is on the main floor. Wine Down comfortably accommodates 8 guests.
Although porches are everywhere, the extended back porch gets the most attention.
Ample seating and a view of the sparkling community pool make this one a favorite.

The house was perfect. Plenty of room for 4 people. Backs right up to the pool. Bedding and furniture were nice and comfy. The neighborhood was quiet in the evening and is a short walk to the beach. Would highlight that you do not have to cross any major roads to get to the beach. Would definitely stay again!

This place was perfect location to beach and restaurants in area. Bikes were provided and useful for exploring. We enjoyed the home and the Santa Rosa beach!
Airbnb
My wife and I come to Santa Rosa beach to see family every year and this will be the place we stay at going forward. Amazing location, 5 minute walk to the beach. Super cute house with a pool right off the back deck. Highly recommend!
Airbnb
Great stay overall. Loved the location, look of the home and the amenities. Communication with management company was excellent. Would definitely stay again
Airbnb
We loved the Wine Down cottage! Cozy and clean. The pool was great and just a quick walk to the beach! We have everything we needed to enjoy the week!
Airbnb
The location is unbeatable – just a short walk to the beach, which made it really easy to go back and forth with the kids without needing the car. Communication with the host was excellent – very friendly, responsive, and helpful throughout our stay.
We would definitely recommend this place to other families looking for a relaxing beach getaway. We hope to come back soon!

The house is comfortable in a quiet neighborhood. 10 steps from the community pool ana 2 minutes walk to the beach. You won’t find a lower price so close to the beach. Oversee’s staff will take good care of you!

Great condo very close to the beach! Plenty of space for our family of 4 and we really enjoyed having the pool right out the back door. The beach is a 4 minute walk away. There are plenty of restaurants extremely close as well.

Nice petit space for my wife and our son. Great location, 2 blocks from the public beach. Management was super response.
Cons: The refrigerator needs to be replaced. Cool at best. The upper bedrooms require window units due to poor HVAC systems. However, we slept “cold” every night.
It was perfect overall.

We loved the cute neighborhood and the house was perfect size for our family of 5. Short walk to the beach and plenty of places to eat within walking distance. We enjoyed the community pool… we biked multiple times to seaside… we would love to go back soon!

Took my wife for a short 5 day getaway and this was perfect. Great location and very comfortable. Highly recommend. Great price and will return.
Vrbo
Property was just the right size and had just the right amenities we needed. Management was very responsive to a few minor issues that came up.
House is in a good location. 3-4 minute walk to the beach and 15 minute walk to the Gulf Place area and steps from the 30A bike path.
Vrbo
Our stay was perfect. House is beautifully appointed and immaculately clean. Everything we had hoped for.
Vrbo
We would definitely stay on the property again.
Oversee
We had a great time staying at wine down. Very close proximity to the beach and pool. Very clean and had everything we needed. We definitely would like to stay here again.

We went as a family of four (two kids under the age 8). The property was just as described! We felt like there was more than enough space to spread out and find a spot to spend time. We enjoyed that the pool was right behind us, this made it so nice. The landscaping and area of the houses was well maintained. We were in walking distance of the public access for the beach, restaurant, and also a rental place (we didn’t stop in but they have golf carts; beach gear), we were a short golf cart ride away from blue mountain creamery, blue mountain bakery, gulf place restaurants, and about an 8 minute golf cart ride to seaside. I will say that there aren’t any beach supplies in the house (eg chairs, umbrellas, beach toys) so keep in mind when packing! We were so happy with everything! Oversee made it so easy. We’re looking forward to a future stay.
