The bright and colorful living area is cozy, with a fireplace and an open flow to the dining room and gourmet kitchen. The primary suite features a king bed, a private bath, and its own porch for a relaxing spot to sip your morning coffee. A laundry-mud room leads to a peaceful backyard surrounded by woods.
Upstairs, a charming nook with patriotic art sets the tone for the second-floor rooms.

The property was exactly as described and pictured in the listing. Wonderful house and location nestled in a cul-de-sac of a quiet neighborhood. Close to public beach access and a relatively short walk, bike or golf cart drive to the city center.

Our stay at Hummingbird was great. This was our second time at this rental. We had a great time and the house was immaculate. We had everything we needed and the weather was perfect. We would definitely stay here again.

The property is as described except the beds upstairs are doubles and not queens. The rental was clean and spacious. We recommend replacement of master mattress and frame (it sags too much to be comfortable). Two toilets kept running while we were there so we shut the water off. We texted maintenance upon leaving and they said they would fix. Also, the towel rack in the master bath is loose and should be tightened. The A/C must have broken before our stay as 2 portable units were inside the unit upon our arrival. We were told they would come an remove them but they did not (which did not bother us) and the general A/C worked well during our stay. Consider adding another hairdryer in the carriage house. Renting in the 30A properties requires an immediate trip to the grocery store (salt, pepper, napkins, kleenex etc). The Publix is within driving distance of this rental. Consider decluttering as so many knick knacks have to make it harder on the cleaning crew. Overall an enjoyable stay and we would return. Communication with Oversee was prompt and pleasant.

We stayed a week in early February. The weather wasn’t great but we had a great time just hanging out with our grandchildren who live in Pt. Washington. Loved the third floor retreat room!

Our family and friends were very happy with the house. It is really big and everyone had plenty of space to spread out, but also be together in the spacious living room and kitchen. We biked to the beach and Seaside all the time and that worked great for us because our kids are teens. My husband wished for sharper knifes and bigger tea cups in the kitchen, I wished for bigger trashcan. These things are minor thought. Overall, our stay at Hummingbird Cottage was Wonderfull.

We loved the place. It is at the end of a long cul-du-sac so it is very quite. There is plenty of space to park. The cottage over the garage was nice for the teenage kids. The kitchen was well stocked with pots, pans and utensils. Took a few minutes to figure out the cable TV but once we did all worked well. I would definitely recommend it to others.

This was a very clean, nicely decorated, well equipped rental home on a nice quiet cut-de-sac away from the Main Street. Overall we really enjoyed it and I think they even had 3-4 bikes we could use. My only complaint was when we went to use the gas grill it was pretty dirty and it didn’t work correctly. We had to call maintenance. They responded the same day and got it working. This place is about 1 mile walk to the beach but it didn’t bother us. It might be a long walk for toddlers and young children (ours were 12 and twins 10 yrs old). I would definitely consider staying here again.

As noted in the prior comments, our only negative feedback (and hence the 4 for the property’s general condition) is the master bed which is too soft. But other than that, a great place to stay.

Our family loved our stay at the Hummingbird Cottage! The location at the end of a quiet cul-de-sac was perfect for us, and we found the 15 minute walk to the beach very doable (especially with a wagon for our kiddos!). The decor of the home was lovely, it was in sparkling clean condition. We had a few questions throughout the week for the property management, and they were extremely prompt and helpful in their responses. We would definitely stay here again.

This house is just as pretty in person as the pictures. The road was under construction so they cut a temporary road in and it was even better for us. Location is wonderful and the house had tons of space. My only complaint would be that the bed in the master sags a little in the middle – otherwise a perfect stay.

We really enjoyed the house location. It was at the end of a cul de sac of a beautiful neighborhood. Perfect for kids to ride bikes and hang out. Easy bike ride to beach, bike rentals were great. This section of the beach seemed to be less crowded then directly east and west of us. We felt we were in the sweet spot. House was decorated in a lovely beach fashion. Beds were comfortable. The third floor was adorable but hot and no place to sleep. Simply a reading nook in the morning or evenings. The kitchen needs more items to cook for a families. It only had 2 small sauté pans – an addition of a griddle for pancakes/bacon and some larger skillets would be perfect. Overall a great house and a great price.

We thoroughly enjoyed our stay in this beautiful, clean, and well appointed home. I can’t say enough about the quality of this rental and the management company. The decor is fabulous and everything was perfect for our large family. We even enjoyed the screened porch, though the weather was cold for our New Year’s stay. The neighborhood is very quiet and removed from the bustle of 30A but is still only a few minutes drive to restaurants or Publix nearby. We did not use the bikes, but they would provide easy and quick transportation to the beach with access just across 30A from the neighborhood. I hope we can return to stay in Hummingbird Cottage again!

Hummingbird Cottage is a fantastic house in a quiet neighborhood. We especially enjoyed how the house opened up to the screened porch. The 3 bikes were an added bonus. As for beach access, the best one is right across 30-A with space to park bikes only. If you choose to drive your car, there is a nice public beach access with car parking and a bath house about a 1/2 mile east on 30-A. As good as the house is, dealing with the folks at Oversee was a very pleasant experience.

Everything was tidy and clean when we arrived. It was a last minute addition to our already planned trip, so we only were able to stay for a few days. If the property had a pool or easier access to a beach, it would easily become our go to place every year. We loved sitting on the screened porch and listening to the frogs every morning. I want to start off by mentioning how great the ladies at Oversee were. From the moment that I first contacted them about renting a home, they were courteous and helpful. I had a large group of teens traveling with me and was very pleased with the location and overall decor of the house. I had an issue with the Master tub and someone was out within an hour to fix it. The house is well stocked with towels, bedding and cookware.
